The Board of Directors announces that all amendment changes to our by-laws and cc&r’s have been approved by greater than a 51% vote of the Windsor Hill homeowners. The votes have been certified and the new documents recorded by our attorney with the Volusia County Clerk of the Court. This becomes an official part of our documents and will appear on our website within the next two weeks. Please keep in mind that if you are thinking of selling your property, it is your responsibility to furnish the buyer with a copy of our governing documents.
The current updated ballots are due and will be counted at our Board Meeting on Friday, December 19, 2025 located at the Port Orange City Center Administrative Bldg., Second Floor Conference Room at 3:00 pm.
Dear Homeowners,
After some concern regarding ballot language from two homeowners the HOA Board revisited
the ballot in order to make the language clear and concise. The meeting to revisit the ballot was attended by the Board attorney who also participated in the review of the initial ballot you received. You will find the proposed amendment changes identical to the previous ballot intent, with some modifications.
The intent remains as follows:
1) Reduce the number of directors. Reason: to avoid potential receivership proceedings by
the State of Florida for lack of a Board quorum.
2) The officers (president, vice president, secretary, treasurer) would all serve as board of
directors, serving alongside a board of director at large.
3) Board meeting notices to be emailed, posted on website, and signs posted. To avoid
postage expense, notices will no longer be mailed. Board meetings to be held quarterly.
Additional meeting may be called as needed.
4) Annual dues could only be raised by 5% instead of 10% without a membership vote.
5) Special assessments would be reduced from $2000 per lot to $200 per lot.
6) Consequences for Non-payment of assessments.
Please take the time, once again, to fill out the new updated ballot and return it to 1324 N.

The Windsor Hill Homeowner's Association Board is looking for volunteers to help us clean & paint the walls on Summer Trees Rd & Taylor Rd. We are seeking at least 20 volunteers. Dates will be determined when we have enough volunteers. Thank you for helping our community!
